  上海市住房保障和房屋管理局透露,今年9月1日起,上海将实施新的公有住宅售后物业服务收费标准。今年将调整管理费、保洁费和保安费等,使其与物业服务实际运营成本逐步接轨。

  据新华网报道,上海市房管局负责人介绍,公有住宅售后房屋(俗称售后房)是我国住房制度改革的产物,在解决人民群众住房产权保障、住房市场化方面起到了积极的作用。上海现行公有住宅售后物业服务费标准制订于1996年。随着劳动力成本的不断上升,上海月最低工资标准由1996年的270元调整到今年的1450元。但这些年来售后房的物业服务费标准一直未作调整。物业服务企业普遍亏损经营,服务水平难以提高。为此,上海市房管、物价等部门在广泛调研基础上,形成了现行的调整方案,并实施新的《上海市公有住宅售后小区物业服务标准》。
