记者:您对目前重庆商业地产整体发展状况的看法?

方明:现在的一个大背景就是国家在对房地产行业进行调整,那么它就不可能让房地产行业偏大偏重地发展。那么我们的行业本身就在做一个优胜劣汰的过程,看谁能够把细节的东西做好,就像我刚才说的,环保啊,节能啊,品质啊,包括你的精装修。现在老百姓对商业地产的要求很高的。现在属于对这个行业调整的时期,我们能做的就是把这个行业里像环境这样的内涵的东西做好。

方明:我们重庆商业地产总的来讲应该还是比较健康的,当然我们国家也是希望房地产能够在这个期间平稳过渡,健康发展。像沿海一带的房地产价格那么高肯定是行不通。那么现在在东部在沿海一带的商业地产都比较饱和了。我了解到很多财团和零售巨头都纷纷涌向重庆。对重庆的商业地产来说,如果你能够把品质做好就有很大机会。

方明:因为,我觉得从有房地产起就有了商业地产,但是以前的商业地产没有现在这样成熟。但是最近这几年,世界五百强企业都开始涌向中国,促进了商业地产发展,就增加了发展商业地产的认知度。

方明:商业地产的一个特点就是周期比较长,我们以前做过飞机场,当时就是把商铺慢慢地卖掉,但是现在我们的做法基本上就是把商场整体保留下来,不再出售,经营方式就不凌乱了。另外一个就是商业地产需要的地大,需要的资金比较密集,周期也长。

旧城是很多年自然形成的,这些地段本身有很好的先决条件,比在一个新区重新培养出商业中心的周期要短很多。但是做旧城改造的难度还是很大的。你可以想象一下,在一个闹市区要建起来这么大的建筑会面临除了拆迁之外的很多困难。但是商业地产对旧城改造的影响和住宅建筑是有根本性的区别的,在这方面我可以分享一下我的一些想法,我们在这样的地段搞商业地产,最看重的就是品质,目的是在于通过做这个建筑对周边甚至城市形象的提升产生一定影响,在这个进程当中,环保和节能变成了非常重要的要素。
